WILL YOU BUY THIS NEIGHBOURHOOD CONDOMINIUM AT THIS PRICE?

Dear readers, I was look at the listing of property transactions with contract dates between Aug 19 and Sep 1 2021 over the weekends when one transaction caught my attention.

A 1,335 unit of an upcoming 99 year leasehold condominium, Treasure at Tampines in District 18 was sold on 19 Aug 21 at S$1.898 million. The price translated into a price tag of S$1,422 per square foot (psf).

A S$1.898 million for a neighbourhood condominium to me seems steep. This is because, as comparison, just based on price along, a FreeHold apartment in Sturdee View (in District 8) of 1,474 square foot (which is larger) was sold on 25 Aug 21 at a lower price of $1.650 million (or S$1,119 psf). Though Sturdee View was completed in 1998, at least this condominium is Freehold.

My assessment is just based on price alone. There will also be other metrics that govern the buyer’s decision.
