Dear readers, in my 16 February post, I have shared with readers five oversold Singapore Reits and Trust as at last week. These oversold Singapore Reits and Trusts are:
1. Capitaland Retail China Trust
2.CDL Hospitality Trust
3. OUE Commercial Reit
4. SPH Reit
5.Suntec Reit
In this post, let us take a look at which of the above oversold Singapore Reits and Trusts could be the cheapest right now.
Capitaland Retail China Trust offers a dividend yield of 6.56% and has a Price-to-Book ratio of 0.974. This translates into a dividend yield of 6.73% based on a normalized Price-to-Book ratio of 1.
CDL Hospitality Trust offers a dividend yield of 4.70% and has a Price-to-Book ratio of 0.968. This translates into a dividend yield of 4.86% based on a normalized Price-to-Book ratio of 1.
OUE Commercial Reit offers a dividend yield of 5.23% and has a Price-to-Book ratio of 0.762. This translates into a dividend yield of 6.86% based on a normalized Price-to-Book ratio of 1.
SPH Reit offers a dividend yield of 4.42% and has a Price-to-Book ratio of 0.999. This translates into a dividend yield of 4.42% based on a normalized Price-to-Book ratio of 1.
Suntec Reit offers a dividend yield of 4.60% and has a Price-to-Book ratio of 0.844. This translates into a dividend yield of 5.45% based on a normalized Price-to-Book ratio of 1.
As could be seen from the above, OUE Commercial Reit in my humble opinion is the cheapest of the five Trusts and Reits. Not only is OUE Commercial Reit the most undervalued (having the lowest Price-to-Book ratio of 0.762), but it also has the highest dividend yield when the dividend yield is normalized on a Price-to-ratio of 1 for all the five Reits and Trusts.
