LARGE FREEHOLD CONDO AT LESS THAN S$1,000 PER SQUARE FOOT REVEALED!

Dear readers, whenever anyone mentions freehold condominiums (condos) in land-scarce Singapore, the impression of multi million dollars freehold condominiums will come into mind. This is inevitable due to the media outlets highlighting the sale of high-end condominiums from time to time. I have also read that on 13 Aug 2021, a 3,057 square foot freehold condominium unit in The Ritz-Carlton Residences was sold for S$14 million of S$4,580 per square foot (psf).

In general, the selling prices in terms of psf for freehold condominiums can span a wide range, depending on a raft of factors like the district, property age, etc etc.

One freehold condominium transaction recently caught my attention, for being on the other end of the price spectrum. On 16 Aug 2021, a Freehold condominium unit of 2,539 square foot in Veranda (District 15) was sold at S$2 million or $787 per square foot. At 2,539 square foot, the Veranda condo unit sold was, to me, considered large.

Veranda is a freehold condominium located at Telok Kurau, completed in year 2007. The condominium is made up of 24 units across 5 floors.
