Dear readers, how much rent should you be collecting for renting out your HDB flat as a landlord? Or how much rent should you be paying for the HDB flat as a tenant? Well, you could reference to the median rents by town and flat type for 1st Quarter 2020 published by the HDB. The median price is the price for which half of the units for that flat type were rented above that price and half of the units were rented below.
The 1st Quarter 2020 median rents are:
a) 2-room HDB flat: $1,450 (Queenstown) to $1,530 (Bukit Merah)
b) 3-room HDB flat: $1,400 (Woodlands) to $2,200 (Central)
c) 4-room HDB flat: $1,750 (Woodlands) to $2,650 (Queenstown)
d) 5-room HDB flat: $1,800 (Woodlands) to $2,800 (Queenstown)
e) Executive Condominium: $2,000 (Woodlands) to $2,480 (Bedok)
In light of the Covid-19 and the confirmed Singapore recession this year, I am of the view that rents for the various flat categories will continue to fall.
