OUTSIDE CENTRAL REGION (OCR) CONDOMINIUM: AFFINITY AT SERANGOON, WILL YOU PAY $2,271 PSF?

Dear readers, Affinity At Serangoon Condominium is a 99-year leasehold executive condominium in District 19 that will be completed in Year 2024. The condo comprises 1,052 units across 14 floors. So, how much to pay for a condo unit Affinity At Serangoon? Let us take a look at the prices of the units of Affinity At Serangoon condominium for property transactions between 30 Sep 2021 and 3 Oct 2021.

Based on the aforementioned transaction window, the prices for units at Affinity At Serangoon
condominium ranged from $1,514 psf to $2,771 psf.

In term of absolute prices, the prices for units at Affinity At Serangoon condominium ranged from $1.341 million (for 484 square foot unit or $2,771 psf) to $1.790 million (for 1,152 square foot unit).

To me, $2,771 psf for a 484 square foot unit at Affinity at Serangoon is a bit too steep a price to pay. This is because, at this psf, one would be able to purchase a new condo in Central Core Region (CCR). For example, a 678 square foot unit was sold at Irwell Hill Residences in Sep 2021 for $1,873 million or $2,762 psf which was at a lower psf than the $2,771 psf for the aforementioned Affinity at Serangoon unit.

It is hence no wonder that in today’s Business Times, it was reported that some buyers do not mind paying slightly higher prices for CCR condominiums since the condos in other districts of Singapore are comparatively not as cheap.
